What makes Elite Vacation Homes unique?

Our Orlando vacation homes are privately-owned investment properties, fully equipped with private pools and a range of amenities for your enjoyment. Located near Walt Disney World Resort® and Universal Orlando, our homes offer unparalleled privacy and luxury. As a cost-effective alternative to standard hotels, they provide more space and amenities for your money, ensuring a comfortable and memorable stay.

Vacation homes offer self-catering experience, unlike hotel rooms. They are cleaned and left with fresh linens and towels before your arrival and cleaned again after your departure. During your stay, you are responsible for maintaining the home, as there is no daily maid service or towel service provided. However, all vacation homes come equipped with towels, linens, fully equipped kitchens, including pots, pans, dishes, and a washer and dryer, providing you with the convenience and comfort of home.  

Renting an Orlando vacation home in a resort offers numerous advantages. Not only do you enjoy the privacy and luxury of a private pool home, but you also gain access to all the resort's facilities. Enjoy amenities such as fitness centers, game rooms, pool bars, community pools, sundry shops, and more. These features provide a comprehensive and enjoyable vacation experience.

Our vacation homes are ideally situated about 15-20 minutes from the enchantment of Walt Disney World® Resort. You’ll also find endless thrills nearby at Universal Orlando Resort™, an aquatic adventure at SeaWorld® Orlando, and brick-tastic fun at LEGOLAND® Florida Resort. Additionally, our vacation homes and resort townhomes are conveniently located close to popular shopping, dining, and world-class golf courses.

All our Orlando vacation rental homes are about 10-20 minutes from the Walt Disney World® Resort including all Disney Parks; Magic Kingdom, Epcot, Disney's Hollywood Studios and Disney's Animal Kingdom. Two Disney Water Parks; Disney's Blizzard Beach and Disney's Typhoon Lagoon.

Vacation Homes are perfect for family vacations. Our homes are much larger than cramped hotel rooms and have all the essentials of home, and extra space for everyone, right at your fingertips. Our Orlando Vacation Homes offer private pools and fully equipped kitchens.

Our private pool homes range from 3 to 7-bedrooms. Additionally, we also offer a limited number of 3-bedroom and 4-bedroom condos and townhomes which offer resort community pools or private splash pools.

To ensure there are no concerns with our homes, such as allergies, we do not accommodate pets. If you are unable to change your travel plans, you may consider local kennels in the area.

Unfortunately, smoking is not permitted in any of our vacation homes. However, smoking is permitted on the outdoor pool patio.

Welcome, Groups! Our vacation homes are designed to accommodate 6 to 14 guests each, with communities featuring multiple homes within walking distance for even larger groups. We're pleased to work with sports teams competing in the Orlando area.

Please note:

Our homes are not authorized for events or group gatherings that exceed the maximum occupancy per property, as we prioritize the safety and comfort of all our guests.

For security purposes, only registered guests are allowed to stay in our homes.

We kindly ask all our guests to respect these policies. Those who violate them by hosting events or exceeding the authorized number of guests will be evicted without refund. For any further information or assistance, feel free to reach out!

Rental Age Requirement To rent a vacation home, you must be at least 25 years old and possess a major credit or debit card in your name.

Amenities

Every Orlando Vacation Home is Fully Equipped Each of our Orlando vacation homes comes with a range of appliances: a fully equipped kitchen, full-size washer/dryer, microwave, coffee maker, and more. Linens and towels are provided, except for beach-size towels and personal washcloths. A starter roll of toilet paper is supplied in each bathroom, along with a trash bag in the container. Please note that you will need to provide all consumable items including laundry detergent, dishsoap, and paper products for your stay.

Are washer and dryers available?

Laundry Facilities in Every Vacation Home Each vacation home comes with a washer and dryer for your convenience. Please note that you will need to supply your own laundry detergent.

Self-Catering Homes Yes, these are self-catering homes. A starter roll of toilet paper is provided in each bathroom, along with a trash bag in the container. However, please note that you will need to supply all consumable items, including paper products, laundry detergent, dish soap, and bath soap, for your stay.

Maid Service Availability Yes, maid service is available upon request. This service incurs an additional charge and is subject to availability.

Yes, all our private vacation homes offer private, screened-in pools. We do have some condos and townhomes which offer access to Community Pools, Superior Resort Amenities and Private Splash Pools.

Swimming Pool Safety and HeatingLifeguards are not provided for individual vacation home swimming pools, resort pools, or slides. Guests are responsible for the safety of themselves, their children, and their guests. Pool/spa heating is available for an additional fee starting at $30 or $40, plus tax, per night. Rates are subject to change without notice.

Please note: There are no reciprocal agreements between properties. Refer to the Short Term Rental Agreement for further clarification of terms. Upon registration, you assume responsibility for the vacation home along with the pool area.

Each pool is serviced on a weekly basis and checked prior to your arrival. However, if attention is needed between services and an unforeseen issue arises, simply call our office during normal office hours and we will dispatch a team member to help.

The pool water can be heated for an additional charge, which is highly recommended during the winter months and not recommended during the summer months. Pool heat must be requested prior to arrival to be guaranteed and subject to a call out fee after arrival. Not all properties are equipped with a pool heater. Pool heat may be purchased only for the entire length of your stay.

Yes, by state code each vacation home is equipped with an alarm on all doors leading to the pool area. Baby fences can be found around the pool area. It is against the law to disarm pool door alarms during your stay. Alarms save lives - maybe your family member.

Private Pools and Spa AvailabilityWhile each home offers a private pool, not every vacation home includes a spa. Spas must be requested prior to arrival and are subject to availability. Detailed information on the amenities for each home can be found on the vacation home description pages located on the Elite Vacation Homes website.

Each home is individually owned and is furnished by the homeowner or property manager. It is left to each owner's discretion for the number of televisions in their house. If this is a priority, please inform our reservation team member at the time of the booking.

Not all vacation homes include a games room. Pool homes with a games room are available upon request but may not always be available depending on occupancy.

Your Arrival

Payment and Deposit InformationTo confirm your Orlando Vacation Home, a non-refundable $300 initial payment is required. The remaining non-refundable balance is due as follows:

If your stay is 27 nights or less, the balance is due 30 days before arrival.
If your stay is 28 nights or more, the balance is due 60 days prior to arrival.

A credit card hold or cash deposit of $350 is required upon arrival and will be released upon departure, pending an inspection of the vacation rental.

What sort of security deposit is required for the vacation home?

A credit card authorization form, signed by the cardholder, granting Florida Villas & Homes permission to place a deposit/hold in the amount of $350 for any incidental damage fees is required. The deposit/hold will be released usually between 3 to 5 business days after your departure.

We require a credit card on file with an authorization of $350 upon arrival as a security deposit. Should any damage occur in the vacation home during your stay, you will be notified and will be responsible for the cost of any repairs.

Stays 27 Nights or Less:
A non-refundable initial payment of $300 is required to confirm your booking.
The balance is due 30 days before the arrival date and is 100% non-refundable at that time.
Any payments made within 30 days prior to arrival are non-refundable.

Stays 28 Nights or More:
A non-refundable initial payment of $300 is required to confirm your booking.
The balance is due 60 days before the arrival date and is 100% non-refundable at that time.
Any payments made within 60 days prior to arrival are non-refundable.

Reservation Changes:
Any changes to reservations will incur a $25 charge, unless it is an addition to an existing reservation.

For your protection, we highly recommend you purchase travel insurance.

Yes, because our vacation rentals are privately owned properties, they are already paid for prior to your arrival. Therefore, no refunds are permitted.

If an evacuation order is issued by local government officials that specifically affect the Orlando/Kissimmee area, the cancellation policy remains effective and is non-refundable. However, you will be given an opportunity to re-schedule your reservation for a different time within 1-year from the original arrival date without penalty fees. Rates are subject to availability. Subject to management approval.

Since the properties are self-catering, you'll need to provide all consumable items during your stay. Consider packing the following essentials:

  • Toiletry items
  • Groceries
  • Trash bags
  • Pool towels
  • Personal washcloths
  • Laundry detergent
  • Dish soap
  • Bath soap
  • Cleaning supplies

Additionally, it's always a good idea to bring along:

  • Plenty of sunscreen
  • A pair of sunglasses
  • Comfortable walking shoes

While we are primarily a tropical climate, Florida does experience some cold weather as well. During the summer months, the temperatures can range from a high of 96℉ to a low of 76℉ with daily rain showers. The winter months can range from 50℉ - 70℉ as a high and 30℉ - 50℉ low. (Please note: if a cold front is moving through the US, while not common, we do experience frost from time to time).

During Your Stay

Once your registration is completed, you will receive your home address and door code or lock box code. You will receive arrival instructions before your scheduled arrival date. For more detailed directions, visit our Contact Us page.

What is our key collection/return/lockout policy?

Please be aware of the following policies regarding key collection, return, and lockouts:

Charges for Lost Keys: A fee of $125.00 will be applied for lost keys or keys not returned to the designated lockbox location at the end of your stay.

Garage Exit: We kindly ask that you do not exit through the garage.

Lock-Out Assistance: If you report a lock-out requiring our team to deliver a spare key, a $100.00 call-out fee will be automatically applied to your reservation.

Locksmith Assistance: In the event a locksmith is needed, we will assist in contacting one for you. Please note that the locksmith must be paid directly by you.

Spare Keys: Any spare keys issued must be returned upon departure. If not returned, they will be considered lost and subject to locksmith fees.

Is your office open 24 hours?

You may arrive any time after 4:00 p.m. on your arrival date. Please note that our office hours are Monday to Friday, 9:00 a.m. to 5:00 p.m. We are closed on Saturdays, Sundays, and holidays. For our special office hours, including holidays, please visit our Contact Us page.

You will have the home address to go directly to the home. Your booking confirmation will include a lockbox or door code and instructions.

A non-refundable initial payment of $300 is required to confirm your reservation. The balance is due as follows:

For stays of 27 nights or less, the balance is due 30 days before the arrival date.
For stays of 28 nights or more, the balance is due 60 days before the arrival date.

Please note that any payments made before the due date are considered non-refundable at the time of payment.

Emergency Contact Information In case of an emergency requiring Police, Fire, or Ambulance services, please dial 911 immediately.

For urgent issues that cannot wait until the next business day, please call our main office number: 407-397-0850. Wait for the emergency prompt to be connected directly to the on-call attendant. If necessary, leave a voice message, and someone will return your call as soon as possible.

If the vacation home is available, your booking may be extended. We require at least 24-hour notice. Please call 407-397-0850 or email reservations@floridahomesinc.com

If the vacation home is available and our cleaning staff has not been dispatched, we may be able to grant a late check-out time. Please note that any time past 10:00 a.m. will incur an additional charge. For further assistance, please contact us at 407-397-0850.

We kindly ask for your understanding that refunds are not available for early departures.
